Every clean is carried out to inventory standard. The check-in inventory is the record your check-out report is compared against, so that is the standard we clean to.

Your quote is free, itemised and in writing, with no obligation. The booking is confirmed once you accept it and, where required, pay a deposit.

We Clean the Empty Property

The team arrives once your belongings are out. If we are also handling your removal, the clean follows once the crew has loaded, leaving the property ready for check-out.

After the check-out, your landlord must return the deposit within 10 days of you both agreeing how much you get back. If you cannot agree, the deposit stays protected in its scheme until the dispute is settled, according to GOV.UK guidance on tenancy deposit protection.

That protection applies to assured periodic tenancies, which replaced assured shorthold tenancies in England on 1 May 2026. Landlords must place those deposits in a government-approved scheme.

Preparations

Preparing the Property Before We Arrive

A few things on your side keep the day running to plan. Our terms and conditions ask customers to give accurate details about the property and access, and to arrange parking where possible. In practice, that means:

  • Clear everything out. The clean starts on an empty property, so furniture, boxes and anything you are throwing away need to be gone first.
  • Keep the water and electricity on. Bathrooms and appliances are part of the clean, so both supplies need to stay connected until the team has finished.
  • Find your check-in inventory. Tell us about any notes on it at quote stage. Marks recorded when you moved in are pre-existing.
  • Confirm access and keys. Let us know how the team gets in and the time the keys must go back.
  • Plan the parking. If your street is in a residents' permit zone, arrange a space or a visitor permit for the team's vehicle.

End of Tenancy Cleaning Prices, Explained Plainly

We do not publish a flat price for cleaning. Every clean is quoted from the property details you send, since no two rented homes need exactly the same amount of work.

Here is how the pricing works:
  • Free and itemised. The quote costs nothing, carries no obligation and arrives in writing.
  • Fixed once agreed. The agreed price holds unless the information you sent turns out to be wrong or missing, or you add or drop a service.
  • VAT shown on the quote. Our terms state that prices are subject to VAT unless stated otherwise, so check your written quote for this line.
  • Extras agreed in advance. Anything beyond the standard clean goes on the quote before the day. Cleaning requested during or after a move can carry additional charges, so ask for it at the start.
  • Flexible payment. Bank transfer and card are both accepted, and Klarna or Clearpay let you split the cost into instalments.

Insurance During Your Clean

Every job we carry out is covered by Public Liability and Goods in Transit insurance, and cleaning is included. For a clean, Public Liability is the cover that matters most, because it protects the property itself while our team is working.

We are liable where our negligence causes the damage, and not for damage that was already there. That is one more reason to keep the check-in inventory to hand, since it shows the condition of the property before your tenancy began.

You get the cover details in writing before paying a deposit. If something does go wrong, tell us as soon as you can, as our terms ask for claims to be reported within a reasonable time of the job finishing.

Booking Your Clean and Your Move Together

Booking the clean with your move means one point of contact and one schedule. The crew loads your belongings, then the clean is carried out on the empty property, ready for check-out.

Add cleaning when you fill in your move details on our booking form, and it is itemised on the same written quote as your house removal.

We recommend booking a house move 4 to 6 weeks ahead, particularly for Fridays and end-of-month dates. If your tenancy ends on one of those dates, ask for the clean at the same time so both are secured together.
